Questions to ask when selecting an agent.

You’re making a big financial decision where you need to work in partnership with your chosen Real Estate agent. With each agent providing an impressive pitch for the sale of your property, it can sometimes be hard to make a decision. 

Whilst you may have a connection, or leaning to a particular agent, there can be layers and layers of difference between agencies and their marketing approach.

These questions will help you make a decision from an educated platform:

      1.    Are you a fully licensed Real Estate Agent?
      2.    How long have you worked in the Stonnington market?
      3.    How much experience have you had selling properties like ours?
      4.    What is your estimated price range for our property?
      5.    Based on your estimate what is your suggested pricing strategy?
      6.    How much commission do you charge and is it negotiable?
      7.    Can you provide the details of a past client for us to contact?
      8.    Can you provide an example of a proposed sale campaign?
      9.    Melbourne's traditional 'boutique' model. What sets your agency apart?
     10.   How does your agency market to interstate buyer markets?
     11.   What marketing channels do you provide for overseas markets?
     12.   Does your agency provide a National property publication?
     13.   Can your agency provide National network coverage?
     14.   Who will handle the day to day running of the campaign?
     15.   Will the auctioneer be hands on with the campaign?
     16.   Does your local network work as a team/share information?
     17.   Buyer management - How is information recorded and shared?
     18.  If selling by Auction - What is your Auction day strategy? 

From the outside, all Real Estate agents and agencies can look the same, making your decision a difficult one. In many cases this can lead property owners to make a decision on price estimate, advertising and agents fees alone.

It becomes a exercise of which agent is the cheapest and you can lose sight of the most important criteria, who is most likely to attract the best buyer pool for your property. You are hiring a professional negotiator and the agency they represent.
